Project and Portfolio Manager – Real Estate Investments

For one of our clients, а focused investment leader identifying and capitalizing on high-
potential markets to achieve market-leading performance, we are looking for a Project and
Portfolio Manager – Real Estate Investments.

Responsibilities:
*Source residential land opportunities in Sofia through brokers, developers, landowners, and
off-market channels;
*Independently generate deal flow while collaborating closely with the SRD team;
*Evaluate land investments based on location, long-term appreciation, zoning, infrastructure, pricing, and downside risk;
*Lead negotiations with landowners, brokers, and counterparties;
*Coordinate legal, technical, and planning due diligence and oversee transaction execution;
*Monitor and manage land assets during the holding period, including market and regulatory developments;
*Contribute to platform build-out, acquisition strategy, and long-term portfolio growth planning.

Qualifications:
*5–10 years of experience in residential real estate, land transactions, or real estate investment/advisory;
*Strong, hands-on knowledge of the Sofia residential land market;
*Proven track record in sourcing, negotiating, and closing property or land deals;
*Solid commercial understanding of zoning, planning, and regulatory risk;
*Strong analytical skills with the ability to assess risk without over-engineering decisions;
*English proficiency at C1 level or higher (working fluency with investors and board-level stakeholders);
*Entrepreneurial, self-motivated, high-integrity professional with a long-term, investor- aligned mindset.
